Some tips to remember:
~ Don't over improve, pick materials that focus on functional space and a little of the "wow" factor. Sometimes a buyer might have different taste and end up renovating again so it's probably wise not to over spend on materials.  
~ Keep colors neutral
~ Safety features: GFCI (ground, fault, circuit interrupter) 
~ Ease: Remove walls if need be for better access, work on the floor plan to make things more functional. When choosing appliances and features pick things that are easy to use and easy to clean.

Not sure about making the move to Hawaii?

Many people fall in love with the Hawaiian lifestyle while others have trouble with the change of pace.  Here are some tips to help you make a better informed decision: 
  • Island time: Hawaii has a considerably slower paced lifestyle, so if you're the type of person that loves the hustle and bustle a good option might be to live or work in town.  
  • Active lifestyle: There are so many free and low cost activities for you to take advantage of.  These include: hiking, cycling, swimming, canoeing, snorkling, diving, spear fishing, boar hunting, kayaking, stand up paddle boarding, Cross Fit, all types of yoga, you name it.  Best part is, everything is close by. 
  • Cost of living: There is definitely a price to pay for living in paradise, trying to prevent sticker shock here! The good part is, the taxes very low.
  • Traffic: It has been said that Oahu is up there at the top of places with the worst traffic.  If anything try to pick a place close to work and plan around traffic times.
  • Seclusion: You will probably go a bit longer seeing your friends and family living on the mainland, but they'll probably be thrilled to come visit you.
  • Demographic: The aloha spirit is noticeable and most people are kind and willing to lend a hand here.  Side note: we have a large and growing homeless population. 
  • Come see for yourself:  A good way to find out if Hawaii is a good fit is to come and visit.  Stay somewhere similar to where you would like to live, many people own vacation rentals so check Craigslist or airbnb.com  Also I suggest booking a tour with this local tour company if you're on Oahu to get a feel for what we truly have to offer.  Visit www.theoahuexperience.com

Location, Location, Location...but what about it?

It's a common saying in the Real Estate world but what exactly constitutes the best location?

Here are a couple things to look for:
  • Quality of the neighborhood: drive by at different hours of the day and look for littering, loitering, and any unusual activity.
  • Proximity to establishments: is this house close to work, grocery stores, desired schools, parks, shopping, freeway access?
  • Physical Location: preferably not on a "T" intersection to prevent the possibility of cars crashing into your house (it has happened)
  • Tip to remember: you can always change the physical house but you can't change the location (ex. the smallest house in a good location is a smart investment compared to a big house in a bad location)
